Land and mobile homes for sale.

Yes. Charleston Trident MLS has both, on owned lots, across Summerville and the Ladson and Ridgeville edges people shop with it. Townhouses in Nexton are a different search.

Active MLS

What is actually listed.

Counts below are Active listings on the Charleston Trident MLS on November 4, 2026. A “Summerville” city name on the MLS covers Dorchester County, the Berkeley County side toward Jedburg and Highway 176, and a Charleston County pocket near downtown. Knightsville uses Summerville mailing addresses and is inside that city count. Ladson and Ridgeville are the edges of the same shopping area.

Summerville lots under $150,000
81 of the 122 Summerville land listings are an acre or larger. Cheap and buildable are two different questions.

A home that has to stay on a rented park pad usually never hits the MLS. Those exist around Knightsville and elsewhere. They are a lease plus personal property, and they are outside these counts. The buyer guide for titled versus de-titled homes is mobile and manufactured homes.

Land

Lots worth a second look.

The floor in Summerville is $35,000 for 0.46 acre on Renau Boulevard (MLS #23017902). The remarks say there is no clear access and the deed is a quitclaim from a tax sale, cash only. The ceiling is $8,000,000 for 23.75 acres on West 5th North Street, sold together, with a ranch and a mobile home that convey (MLS #26000821). The six lots below are homesites and small acreage, with the catch written on the card.

321 Joshua Lane
$60,000 · 0.24 acre · Summerville 29485
Charleston County infill, about 1.4 miles from downtown Summerville. Mostly cleared, new privacy fence, and the remarks describe a sewer easement with an 8-inch tap. The owner’s read of a 40-by-30-foot footprint is a starting point. The building permit is a separate step.

Right of way

Two corridors to ask about before you go firm.

Public SCDOT programmed-project maps show two projects in this shopping area that can need extra right-of-way. This is a planning screen, not a condemnation docket, a title opinion, or a notice of taking. Utilities, school districts, and towns can also condemn, and a deed easement still matters when the map is quiet.

I-26 / I-95 interchange
An interchange improvement is mapped about 620 meters, roughly 0.4 miles, from Yellowstone Lane off Old Gilliard Road in western Ridgeville. The public layer does not publish a right-of-way year for that project. Tracts along that edge, including tax-deed lots on Yellowstone Lane, need a direct question before anyone goes firm.
US 176 widening, Phase 2
Phase 2 of the US 176 widening, from S-16 to Volvo Car Drive, is mapped about 710 meters from 1700 Jedburg Road. The public layer does not publish a right-of-way year. Land along Highway 176 and Jedburg Road in that stretch should be checked against the current acquisition map.

Call SCDOT District 6 Right of Way and the county transportation office and ask whether the TMS is in an active or planned acquisition. Dorchester and Berkeley each run their own sales-tax road programs on top of SCDOT.

Before an offer

The checks that decide whether the price is real.

  • Zoning and covenants. The Town of Summerville and many HOAs keep manufactured homes out. County agricultural-residential tracts are where most of these homes actually sit. Read the district, not the city name on the listing.
  • Dirt versus a DMV title. A HUD-code home can still be personal property until the title is retired under South Carolina law. The worksheet is the de-titling guide.
  • One loan or two. A land loan and a home loan are different products. A land-and-home package tries to close them together after the home is set. The sequence is on the land and home packages section.
  • Septic, sewer, access, and deed type. Several low list prices are quitclaim deeds, easement access, or a lot that still has to be cut out of a larger tract.
  • Flood zone and a real insurance quote. Run the address through Check This Address and, for vacant dirt, Land Score.

Common questions

Summerville land and mobile homes, answered.

Are there land and mobile homes for sale in Summerville right now?

Yes. On November 4, 2026 the Charleston Trident MLS showed 122 active vacant-land listings with a Summerville city name and 15 active manufactured or mobile homes on owned lots. Ladson added 14 land listings and 1 manufactured home. Ridgeville added 63 land listings and 6 manufactured or mobile homes.

What area does this page cover?

Summerville mailing addresses, including Knightsville, plus Ladson and Ridgeville. That spans Dorchester County, Berkeley County toward Jedburg and Highway 176, and a small Charleston County pocket near downtown Summerville. Goose Creek, Moncks Corner, and Nexton’s new-construction houses are their own pages.

Can I put a manufactured home on a Summerville lot?

Sometimes. Town limits and many subdivision covenants prohibit them. County agricultural-residential zoning is the usual yes, often with a minimum acreage. The listing city says Summerville even when the parcel is outside the town. Zoning and the covenants decide it, and they have to be read for that TMS.

Will a regular mortgage work on these homes?

A HUD-code home on land you own, with labels intact and the SCDMV title retired into real property, is the file most FHA, VA, USDA, and conventional lenders can consider. A home that still has a DMV title, or a home on a rented pad, is a different product. Name the loan before the offer. The full walk-through is the manufactured-home guide.

Why are some lots listed under $70,000?

Access, deed type, wetlands, septic, and whether the acre has even been split off the parent tract. The $35,000 Renau Boulevard lot is a quitclaim with no clear access in the remarks. A $59,900 Ridgeville acre can be a real homesite and can also be a tax deed. Read the card, then the deed.
