I am an Air Force veteran and the 2026 South Carolina Vetrepreneur of the Year. I understand what a PCS move feels like from the inside -- the compressed timeline, the decisions made from a distance, the pressure of coordinating housing with orders that change. I work with military families relocating to the Charleston area the same way I would want someone to work with me: directly, efficiently, and with the understanding that your timeline is not flexible.
The military footprint in Charleston
Joint Base Charleston (JB Charleston) is a joint Air Force and Navy installation north of downtown Charleston, spanning North Charleston and Goose Creek. It includes Charleston Air Force Base and Naval Weapons Station Charleston, with approximately 22,000 military and civilian personnel. It is one of the largest employers in South Carolina.
Coast Guard Sector Charleston is located on Tradd Street on the Charleston peninsula, near the Ashley River. Sector Charleston oversees operations across the southeastern coastal zone, including search and rescue, port security, and aids to navigation. It is a busy, mission-critical command and members assigned here tend to need housing fast -- often with orders in hand and a report date that is closer than comfortable.
Other significant military-related employers in the area include:
- Naval Information Warfare Center (NIWC) Atlantic in North Charleston
- Coast Guard Air Station Savannah (within driving distance for some members)
- Medical University of South Carolina (MUSC), which employs many veterans and military spouses
- The Port of Charleston, which has significant Coast Guard and Navy contractor presence
Coast Guard members: what makes your search different
Coast Guard PCS timelines are frequently among the tightest of any branch. Orders come late, report dates are firm, and the expectation is that you figure out housing without much runway. I work with Coast Guard families who are buying from out of state, making decisions on short notice, and need an agent who picks up the phone and gives straight answers.
Sector Charleston's location on the peninsula means your commute options are genuinely good from several directions. Here is how the surrounding areas map to a Tradd Street commute:
- James Island and West Ashley: 10 to 20 minutes, depending on traffic over the Ashley River bridges. Reasonably priced relative to the peninsula, with a mix of older character homes and newer construction.
- Johns Island: 20 to 30 minutes. More space, larger lots, some rural character. Growing fast but still more affordable than the peninsula or Mount Pleasant.
- Downtown Charleston and the peninsula: Walking or biking distance in some cases. Very limited inventory, high prices, but the commute advantage is real if the budget supports it.
- Mount Pleasant: 15 to 25 minutes via the Ravenel Bridge. Good schools, strong resale demand, coastal feel. A reasonable commute for Sector Charleston.
- North Charleston and Summerville: Further from the peninsula, but more purchasing power per dollar. Worth considering if budget is the primary constraint.
BAH and the Charleston housing market
BAH rates for JB Charleston and Coast Guard Sector Charleston are set annually by DoD based on local rental market data. For 2026, BAH for the Charleston-North Charleston MHA supports a solid purchase search across a range of communities -- from Goose Creek and Hanahan near JB Charleston to James Island and West Ashley for members working at Sector Charleston on the peninsula. Buying is worth evaluating seriously given the length of typical tours and current mortgage rates. Run the buy vs. rent numbers with a VA lender before you decide -- the comparison often favors buying more clearly than people expect.
Coast Guard members at Sector Charleston have the added advantage that the peninsula and near-peninsula communities -- which carry a commute premium for JB Charleston members -- are genuinely close to work. That changes what neighborhoods are realistic within BAH.
VA loan -- use it. If you have VA loan entitlement, use it. No down payment. No PMI. Competitive rates. Neighborhoods that work for JB Charleston families
Goose Creek and Hanahan: Closest to the base. Mix of older and newer construction, reasonable prices, family-oriented communities. Strong sense of military community presence.
Summerville: 15 to 25 minutes from the base depending on where you are on the installation. Excellent new construction availability, larger lots than closer-in communities, good schools, and BAH-supportive prices. Many military families settle here. See our Summerville guide.
North Charleston: Directly adjacent to the base. More price-accessible than other areas. Rapidly developing with new investment in certain corridors.
Mount Pleasant: Further from the base but worth considering for families who prioritize schools (Wando High School) and proximity to beaches. A longer commute, but many military families make it work. See our Mount Pleasant guide.
School zones matter -- verify before you commit
South Carolina's public school system is district and zone-based. A neighborhood that looks right on a map may not be zoned for the school a family wants. I verify school zone assignments for specific addresses before a client makes an offer -- not after. Ask me about this early in your search.
