Charleston & South Carolina Military Resource Guide

A plain-English starting point for servicemembers, veterans, and military families across South Carolina: the bases in the Charleston and Columbia areas, the state benefits that affect your money, and who to call. Written by a USAF veteran who has been through it.

Charleston-area military installations

The Lowcountry is one of South Carolina's largest military communities, with a fast-growing Coast Guard footprint alongside the Air Force and Navy. This is my home market.

Joint Base Charleston

Air Force and Navy. Major airlift hub for the C-17 Globemaster III and one of the region's largest military employers.

Naval Weapons Station Charleston

Submarine support and weapons logistics. A major Navy command on the East Coast, part of Joint Base Charleston.

Coast Guard Sector Charleston

Regional command for South Carolina coastal operations: search and rescue, law enforcement, and port security.

Coast Guard Base Charleston

A rapidly expanding installation positioned as a future major East Coast operational hub.

Coast Guard Station Charleston

Maritime law enforcement and search-and-rescue missions along the Charleston coast.

Coast Guard Maritime Law Enforcement Academy

Trains Coast Guard and federal maritime law enforcement personnel.

To the south, within about 90 minutes, you will also find Marine Corps Air Station Beaufort, Marine Corps Recruit Depot Parris Island, and Naval Hospital Beaufort.

Columbia & Midlands installations

The Midlands, about two hours inland, anchor a second major SC military community. Columbia is outside my home market, but I work within eXp, a statewide brokerage, so I can connect you with a trusted agent who knows these bases. Here is the lay of the land.

Fort Jackson (Columbia)

The U.S. Army's largest Basic Combat Training installation, training roughly half of all new Army recruits each year.

Shaw Air Force Base (Sumter)

Home of the 20th Fighter Wing and headquarters of U.S. Air Forces Central, about 45 minutes east of Columbia.

McEntire Joint National Guard Base (Eastover)

Home of the 169th Fighter Wing and headquarters of the South Carolina Air National Guard, just southeast of Columbia.

Military pay & SC state income tax

South Carolina offers meaningful income tax relief for active duty members and veterans.

Full Exemption

Active duty pay earned outside SC

Active duty pay received while stationed outside South Carolina is exempt from SC state income tax.

Conditions Apply

Stationed in South Carolina

If you are stationed in SC, base pay is generally subject to SC income tax, though deductions may apply. Check current rules.

Tip: Your legal state of residence (domicile) drives how your military pay is taxed. Confirm your situation with the SC Department of Revenue or a tax professional before you change anything.

Property tax exemptions & discounts

SC has some of the strongest property tax protections for veterans in the Southeast.

Full Exemption

100% disabled veterans

Veterans rated 100% permanently and totally disabled by the VA may qualify for a full property tax exemption on their primary home and one vehicle.

How to apply

Apply through the SC Department of Revenue with your VA award letter, DD-214, and proof of SC residency. Processing typically takes 60 to 90 days.

Driver's license & vehicle registration

License does not expire while deployed

An SC license does not expire while the holder is on active duty outside the state; it extends until about 90 days after you return or PCS away.

Out-of-state plates are OK

Active duty members keeping another state's license and registration are generally not required to switch to SC plates just because they are stationed here.

Military spouse employment & licensing

SC has worked to make it easier for military spouses to keep their careers after a PCS, including real estate.

Reciprocity

Professional license endorsement

SC offers expedited license endorsement for military spouses holding a valid license from another state. Covered fields include nursing, real estate, cosmetology, and teaching.

Spouse income protection

Under the federal VBTA, many military spouses can keep their servicemember's tax domicile, which can affect whether they owe SC income tax on wages.

SCRA: federal protections that apply in SC

The Servicemembers Civil Relief Act is federal, so it applies in South Carolina too.

Lease termination

You can end a residential lease with 30 days' written notice after PCS orders or a deployment of 90+ days. Deliver the notice with a copy of your orders.

Foreclosure protection

A lender generally cannot foreclose without a court order while you are on active duty and for a period after, even if you are behind, subject to the law's conditions.

Education, schools & school choice

SC stacks state-level education benefits on top of the federal GI Bill, and has military-friendly school choice laws.

Voting & residency rights

SC respects your right to keep your legal domicile and vote in your home state, or to establish SC residency if you choose.

Keep your home-state domicile

Being stationed in SC does not change your legal domicile. You may vote in your home state by absentee ballot under UOCAVA.

Use the Federal Voting Assistance Program (FVAP.gov) for your Federal Post Card Application, or ask your installation's Voting Assistance Officer.
