Questions buyers ask

What does the buildability score mean?

The score (0–100) is a quick read on how cooperative this lot looks for septic, grading, and hidden site costs. Higher is easier. It is not a perc test or permit approval.

  • 80+ — Cooperative lot; conventional septic and modest site work are realistic.
  • 62–79 — Still buildable, but budget for site work (clearing, grading, drainage, or engineered septic).
  • 42–61 — Feasible with real upfront costs; terrain or soils will push your budget.
  • Below 42 — High friction; expect engineered systems and major earthwork.

Is this a perc test?

No. A perc test is a physical test on your specific lot. This report flags risk early so you know what to verify before you go firm.

Why do two lots at the same price feel so different?

Because septic, flood fill, wetland delineation, and long utility runs can add tens of thousands before you pour a slab. That is the regret this score is trying to surface.

Can you run this for a lot I am under contract on?
