What my buyer is looking for
I am working with a buyer actively searching for land to place a manufactured home, in or near the Charleston area. Here is exactly what fits:
- Size: about half an acre to two acres
- Land: relatively flat and usable
- Zoning: must allow a manufactured home
- Water: public water preferred, but not required (well is fine)
- Perc test: a completed perc test in hand is ideal, but not a dealbreaker
- Price: under $40,000
If your parcel checks most of these boxes, it is worth a quick conversation, even if it is not a perfect match.
Own land like this? Selling direct is simple
When there is already a buyer for your property, you can skip most of what makes selling land a chore. No listing, no signs in the yard, no parade of showings, no waiting and wondering. You deal with one agent and one interested buyer, and I handle the paperwork and coordination from start to finish.
It does not have to be perfect
Well and septic instead of public water? Fine. No perc test yet? Still worth a call. Not sure how your land is zoned? That is exactly the kind of thing I will check for you. Send me what you have and I will give you an honest read on whether it fits this buyer, with no pressure either way.
How it works
- 1. Send me the details. The address or parcel number is enough to start.
- 2. I confirm the fit. I verify acreage, zoning for manufactured homes, water, and access.
- 3. We talk price. If it works for you and the buyer, we agree on terms.
- 4. We put it in writing. A simple purchase agreement, clearly explained.
- 5. We close. I coordinate the details through to closing.
