This Charleston listing had 47 showings and zero offers — the reason will infuriate you

Showings without contracts are not a mystery. In 2026’s balanced Lowcountry market, they are almost always price, payment shock, condition, or insurance — and sellers hate hearing which one.

Forty-seven groups walked through. The lockbox stayed busy. The offer folder stayed empty. The seller was furious at buyers, the agent, the market, the Fed — everyone except the list price.

This is the unhinged-but-true Charleston seller story of 2026. Not a foreclosure wave. Not “nobody is buying.” A house that wins the showing contest and loses the contract contest because traffic is not demand at your number. Metro trackers show roughly a quarter of listings carrying a price cut. Trident prints show DOM in the ~50s with sale-to-list still near 98% of last ask. Translation: buyers will tour. They will not overpay for 2022’s memory.

The infuriating reason: your showings proved the photos worked and the location works. They also proved the market will not underwrite your ask at today’s rate + insurance math. That is not personal. It is arithmetic.

Showings ≠ offers (diagnose it in one minute)

The five Lowcountry reasons buyers ghost after the tour

  1. Anchored to peak comps. Pricing off 2021–22 closed sales while buyers and appraisers live in the last 30–60 days.
  2. Payment shock. At ~7% Freddie averages, a $25k miss on price is a lifestyle. They pivot to the builder or the next resale.
  3. Insurance walk-away. Broker texts a wind/flood stack that breaks the monthly. They liked your kitchen. They like solvency more. (Insurance Field Note)
  4. Roof / CL-100 / smell / unfinished flips. Feedback is polite. Behavior is silent.
  5. New-construction competition. Rate buydowns and incentives next door make your “firm” resale ask look optional.

What to do in the next 7 days if this is your listing

  1. Pull the last 6–10 closed comps in your micro-area — not actives.
  2. Read every showing remark like a hostile witness.
  3. If you are past ~21–30 days cold, plan a real reposition (often 3–5%+ into a live search band), not a $5,000 pride cut.
  4. Price a seller credit or 2-1 buydown against a price cut — sometimes payment medicine beats sticker medicine (concessions).
  5. If insurance is the objection, gather roof docs, elevation cert, and claims history before the next weekend of tours.

Hard truth: a stale Charleston listing often nets less than a correctly priced launch. Days on market are a bill you pay in leverage.

Bottom line

47 showings and zero offers will infuriate you if you think the market owes you last year’s number. It will liberate you if you treat it as free research: the product is desirable enough to tour and mispriced enough not to buy. Fix the number — or the defect — and the same traffic that frustrated you becomes a contract.
