Dunes West is one of the largest master-planned communities in Mount Pleasant, built around the Dunes West Golf and River Club and its 18-hole Arthur Hills-designed course. That scale means it is not a one-price-point neighborhood: interior sections with mature landscaping start in the $500,000s, while golf-course-front and river-view estate lots on the Wando River and its tidal creeks push well past $2 million. If you are comparing $2M+ inventory against I'On, Hobcaw Point, or Old Village, Dunes West's top tier belongs in that conversation, at a lower price-per-square-foot than the more established east-of-the-connector addresses.
The community includes tennis, multiple pools, a clubhouse, and a boat landing for residents. It sits off Highway 41, north of the more walkable east-of-the-connector neighborhoods, which means a different daily pattern: more square footage and lot size per dollar, at the cost of a slightly longer drive to downtown and Shem Creek.
Where the $2M+ inventory actually sits
Not every Dunes West address is a golf or water lot, and pricing varies significantly by section. The homes that clear $2 million are concentrated on golf-course frontage with unobstructed fairway views and on the limited number of parcels with direct or near-direct access to the Wando River and its marsh creeks. Before making an offer at this level, confirm the specific lot's frontage, any HOA or club membership requirements tied to the property, and flood zone designation, waterfront and near-water parcels in this part of Mount Pleasant carry real flood insurance considerations.
Golf membership is typically separate from HOA dues. Living in Dunes West does not automatically include a golf membership at the club. If access to the course matters to your decision, confirm current membership categories, initiation costs, and availability directly with the club before you write an offer.
