Zoning & subdivision
How far can these be subdivided?
Both parcels are zoned Agricultural Residential (AR) in unincorporated Dorchester County — not inside the Town of Ridgeville. Current AR requires a one-acre minimum lot size. County GIS shows each lot at about 1.00 taxed acre, so they are already at that floor.
They cannot be recut into half-acre or quarter-acre lots under today’s zoning. Buying both still gives you two ~1-acre lots, not four, unless the County rezones the land to a denser district. AR used to allow three units per acre; the County tightened that. Highway 78 has a higher-density future-land-use designation in the Ridgeville–Givhans plan, but a rezoning is a separate County process — not automatic.
Any new plat also has to work with SCDES septic (or public water/sewer) and SCDOT access on Highway 78. One dwelling per lot is the AR residential pattern; extra manufactured homes would be a different use. Confirm with Dorchester Planning (843-832-0100) before you underwrite a split.

What Onsite Wastewater told us
Jennifer requested septic permit and final inspection records from SCDES Onsite Wastewater for both parcels:
- One parcel — No septic records on file.
- The other — A 2-bedroom septic permit was issued in 1984. SCDES does not have a physical or digital copy of that permit.
Buyers should plan for current septic due diligence and new permitting with Dorchester County / SCDES as needed before building or financing. Acreages and buildability should be verified independently.
